According to Toronto Real Estate Board, in the month of February 2010, there were reported 77%
more sales through the Multiple Listing Service (MLS) than at the same time last year. 7,291 sales versus 4,120 from last year. The average price for these transactions was up 19% year-over-year to $431,509. Sales and average price increases represent increased demand for ownership housing and the base year effect, which involves a comparison of economic recovery this year to a period of economic decline last year.
New listings are also up in February, climbing 24% compared to the same month last year. However, this number is still low and having so many buyers at this moment is causing multiple offers more than ever.
Annual growth in new listings is expected to continue and hopefully the "multiple offer's madness" will slow down.
